
Surfwood Point Condominiums
1996 found the Surfwood Point condominium complex enveloped
in a quagmire of construction defects litigation. Several years before, the
Northridge Earthquake had exposed these defects, revealing substandard construction methods
and workmanship on the 100,000 square foot, 49 unit complex. While in litigation, much of
the complex had been exposed to the weather, causing extensive water damage throughout the
complex. The Type 5 structure was badly in need of renovation.
Intelisyn provided comprehensive construction management services on
this 2 million dollar project, and with an on-site project manager, kept the project
moving forward until its completion in 1997.
Scope of the renovation and earthquake repair included re-roofing the
entire complex, replacing the wood siding, waterproofing throughout, spot replacement of
water damaged / dry rotted wood, and repair of sagging balconies, ceilings and eves. New
skylights replaced the old units, interior drywall replacement was performed, as well as
patching and painting both interior and exterior walls. Finally, new planters and
landscaping around the site rounded out the work.
